surfaces of the zones

In my models (both proposed models and baseline models) the surfaces of the zones are from the inside edge of the external walls to the center of the internal partitions.

R- value of different assemblies in building (conditioned) cannot be averaged. Why?? Only U-value, C-Factors can averaged.again Why??
